This is Green Belt land located in North Hertfordshire, immediately east of Luton.  The land, which forms a natural barrier to urban sprawl, borders the Luton areas of Stopsley & Wigmore, fully engulfs villages like Cockernhoe, Teas Green and Mangrove and adversely impacts other villages such as Breachwood Green and possibly Great Offley.  Lilley may also be severely affected because the new development will need a road infrastructure - as a consequence there is a proposed eastern extension to a new Luton northern bypass, passing through the beautiful Lilley Bottom chalk valley.  

There has been no thorough Environmental Impact Analysis carried out.  If either the proposed housing development or the bypass proposals go ahead there will be SEVERE impact on the local biodeversity.
The objection has arisen from the following:

If this area has been deemed one of the “Preferred Options”, can we understand the criteria for the choice and be made aware of the other studied options
We need to know how this extensive development will cope with the transportation and logistics that already plague this area to the east of Luton – it is simply unsustainable and fails to provide the necessary additional infrastructure
Where is the financial viability study? The development cannot possibly fund the necessary infrastructure of roads, schools, medical & other essential facilities.
As the project cannot be self-sufficient, what financial incentives and support will be required?

There are 2 inter-linked areas of concern ... The housing development and the associated
bypasses.  You could consider then as separate concerns, but they are at least to an extent
